Contractors: General liability, workers compensation, commercial auto, and tools and equipment coverage (inland marine). Washington also requires a surety bond: $30,000 for general contractors, $15,000 for specialty trades.
Property Managers and Landlords: Landlord dwelling fire, building coverage, tenant dispute liability, and loss of rental income. If you manage properties for other owners, add professional liability (E&O) for management decisions.
Retail and Restaurants: BOP as the foundation, plus workers compensation if you have employees, commercial auto for delivery vehicles, and product liability if you manufacture or prepare food.
Professional Services (Accounting, IT, Consulting): Professional liability as the core policy, plus general liability for office visitors and property damage, and cyber insurance if you handle client data.
